How do you handle tenant screening and selection?

At Canopy Property Management, we have a thorough tenant screening process that includes credit checks, employment verification, and reference checks. This ensures that we select responsible and qualified tenants who will care for the properties under our management.

How do I submit a maintenance request?

Maintenance requests can be submitted through our online tenant portal. Just log in, describe the issue, and we’ll handle it as quickly as possible.

What should I do in case of an emergency?

Always call 911 first.

How long does it take to complete a maintenance request?

Routine maintenance requests are typically handled within 24-48 hours. Emergency issues are prioritized and addressed as soon as possible.

When is rent due, and how can I pay it?

You can pay online through our tenant portal using a bank account, debit, or credit card.

What happens if I can’t pay rent on time?

If you are unable to pay rent by the due date, please contact us immediately. Late fees may apply based on your lease agreement, but we may be able to work out a payment plan.

Can I set up automatic payments for rent?

Yes, you can set up automatic payments through the tenant portal. This ensures your rent is always paid on time and avoids any late fees.

How do I renew my lease?

About 60 days before your lease expires, you’ll receive a renewal notice. You can renew your lease through the tenant portal or by contacting us.

What is the process for moving out?

If you intend to move out, submit a notice of intent to vacate 30 days before your move-out date through the tenant portal. We’ll provide move-out instructions, schedule an inspection, and let you know how to return your keys.

Can I make changes to the property (e.g., painting, installing fixtures)?

Any alterations to the property, including painting or installing fixtures, must be approved by management. Please submit a request through the tenant portal.

What are the pet policies?

Pet policies vary by property. Some properties may allow pets with an additional fee or deposit. Check your lease or contact us to confirm the policy for your unit.
